LiftMaster Weather Seal Replacement: The Olympia Owner’s Guide

LiftMaster-compatible weather seal replacement in Olympia typically runs $110-$220 installed, and we stock the common profiles on every truck for same-day service. The seal, also called a bottom astragal or threshold gasket, is the flexible rubber or vinyl strip that compresses against your garage floor when the door closes. Most Olympia homeowners notice the problem first as water pooling after a Puget Sound rain or a visible gap of light under the door at dawn.

We see this call spike in October when the fall rains return and again in February after freeze-thaw cycles harden the vinyl. In the older homes near Capitol Campus, where garage floors have settled slightly over decades, an improperly compressed seal is often the real culprit behind the “leaking garage” complaint.

Which LiftMaster Models This Applies To

LiftMaster does not manufacture its own door sections; the weather seal compatibility depends on the door brand your LiftMaster opener is paired with, not the opener model itself. The critical identifier is the retainer profile - the aluminum or PVC channel screwed to the bottom of the lowest door section that grips the seal.

We carry seals for the four retainer types found on LiftMaster-adjacent installations in Olympia: the T-shaped bulb seal (most common on Clopay and Wayne Dalton doors from 2010-2020), the beaded edge seal (older Amarr and Raynor builds), the bulb-with-fin seal (newer insulated doors), and the U-shaped rubber tube (heavy-duty commercial sections near the state office buildings). The wrong profile either won’t seat or will tear free within weeks.

OEM seal from the door manufacturer typically costs 30-40% more than the equivalent EPDM rubber aftermarket we stock. For residential use in Olympia’s marine climate, the aftermarket EPDM matches OEM longevity; we only recommend factory seal when the retainer itself is proprietary and aftermarket won’t seat cleanly.

Signs Your LiftMaster Weather Seal Replacement Is Failing

Signs Your LiftMaster Weather Seal Replacement Is Failing
  • Visible daylight under the closed door. A properly seated seal should show no gap even in midday sun. The vinyl has either compressed permanently or the retainer has pulled away from the door section, usually from repeated impact against a settled or cracked concrete floor.
  • Water intrusion after moderate rain. Olympia’s 50+ inches of annual rainfall will find any opening. If you’re squeegeeing the garage floor after a standard November storm, the seal’s contact surface has lost elasticity or the fin (the thin downward leg) has cracked.
  • Insects or rodent debris appearing near the door center. Mice compress through gaps as small as a quarter-inch. The seal’s bulb section has likely flattened or the ends have curled upward, creating entry points at the corners where the seal meets the door jamb.
  • Cold drafts or elevated heating bills. An R-value door loses its thermal break at the bottom if the seal gaps. We measure this on service calls with a simple draft gauge; a 1/8-inch gap along a 16-foot door is equivalent to leaving a 4-inch window open.
  • The seal is visibly cracked, torn, or separating from the retainer. UV exposure through west-facing garage windows accelerates this in Olympia’s summer months. Once the rubber surface crazes (develops a network of fine cracks), water penetrates the core and freeze-thaw finishes it by February.

Replacement Cost & What’s Included

Service Component Olympia Price Range
Standard weather seal replacement (parts + labor) $110-$220
Retainer replacement (if corroded or bent) +$40-$80
Bottom section hardware re-secure Included
Post-installation photo record Included

The range depends on door width (single vs. double), retainer condition, and whether the old seal has fused to the channel from age. We quote the flat, written price after inspection and before any work starts - Clause 1 of The Haven Standard. The seal itself carries a one-year material warranty; our labor is covered by the 365-Day Done Right Promise.

We are an independent service provider; Servo Garage Doors Olympia is not affiliated with LiftMaster or Chamberlain. We source compatible seals through our wholesale channels and install them to the specifications of your existing door system.

An owner can safely inspect the seal and retainer with the door closed - look for cracks, gaps, and whether the seal still rebounds when pressed. You can also measure door width and note any manufacturer stickers on the door’s interior edge to help identify the correct profile.

Where DIY goes wrong: the door must be fully open and ideally clamped or held by a second person while the retainer is unfastened. A sectional door under spring tension can drop if mishandled, and the sharp edges of a worn retainer will slice through vinyl gloves. We don’t recommend this as a first-time project. The seal must also be cut to exact length with clean ends; too long and it bunches and tears, too short and the gap at the corners defeats the purpose.

Name the part, quote the number, then do the work. That’s how Marcus Deller runs every truck. Call (360) 995-1547 and we’ll confirm your retainer type, quote the installed price, and schedule the visit.
